Bat Control in Dallas, TX

Bat Control Services for Dallas Homes

Our bat control starts with an inspection of the attic and the roofline, and a watch at dusk to see where the bats come out.

You hear the price after the inspection. No exit goes up and no gap is sealed until you say yes.

The bats leave through one-way exits, and each gap is sealed once they are gone. Bat removal covers the attic, too: the droppings come out, and soiled insulation is replaced.

When the work is done, the findings come to you in writing: what we found, what we used and where.

How Our Bat Removal Works, Step by Step

  1. 1

Tell us where you see them

Call and tell us where the bats come out or where droppings pile up, such as on the patio below one corner of the roof. We also ask whether children or pets live in the house.

  2. 2

Inspect the house, then watch at dusk

Outside, the technician checks the house from the soffits up to the ridge cap, along with the vents and the chimney. In the attic, the droppings show where the colony roosts. As the light fades, we watch from the yard and mark each gap the bats fly out of.

  3. 3

Hear the price, pick a date

You see each gap the colony uses, then you hear the price. If the young cannot fly yet, the date falls after mid-August.

  4. 4

    Put up the one-way exits

A one-way exit goes on every gap the bats use. The exits stay up until no more bats come out.

  5. 5

Seal the gaps, clean the attic

With the bats gone, the exits come off and each gap is closed for good. In the attic, a technician in a respirator dampens the droppings with disinfectant before clearing them out, and soiled insulation is replaced.

  6. 6

    The findings, in writing

Your written findings list each gap that was sealed and the material that closed it. They also note any spot on the roofline that could open up later.

Bats show themselves at dusk, and we answer at that hour too. To book the inspection, call (972) 573-9907.

Why Bats Roost in DFW Attics

Bats get into DFW attics through an unprotected chimney, an attic louver or vent, the eaves, a broken window or loose flashing. A gap of 3/8 inch is enough. Spring storms here batter the soffit, the fascia and the ridge cap, and they can open the gaps a colony needs.

Two kinds of bats turn up in North Texas attics. The Mexican free-tailed bat is the most common bat in Texas cities, according to Texas A&M AgriLife Extension.

Most free-tailed bats winter in Mexico and come back in February or March, and each female has one pup in late spring or early summer. They head south again with the first cold fronts, from late October to mid-November.

The big brown bat often lives in buildings, and its females give birth from May to July. It does not migrate, so a colony can stay in a North Texas house all winter.

One-Way Exits, Then the Gaps Sealed

Our pest control for bats is exclusion: one-way exits on the gaps the colony uses, then those gaps sealed once the last bat is out.

DFW Pest Guard never traps or poisons a bat. No poison is registered for bats, and using any chemical to kill one is a federal violation.

The calendar comes first. Texas Parks and Wildlife discourages bat exclusion from May 1 to August 15, while the young cannot fly. Exits put up in those months could trap the pups inside, so ours go up before May or after mid-August.

A one-way exit is netting hung over an opening, or a PVC tube set into it. The bats fly out through it to feed, and it blocks their way back in. The exits stay up at least a week in warm weather and two in cool weather.

Once no bats come out, each opening is closed for good:

  • Attic vents and louvers. A cover of 1/4-inch hardware cloth keeps bats out and still lets air through.
  • Soffit, fascia and ridge cap. Sheet metal or flashing closes the gaps there.
  • Thin seams in the trim. Caulk fills them.

Signs of Bats in the Attic

Most of the signs show on the outside of the house:

  • A black-brown, oily stain around a gap in the soffit or the trim, left by the bats' body oils and droppings.
  • Rub marks along the roofline and behind the gutters.
  • Droppings piled on the ground, a ledge or the patio right below the gap.
  • Bats flying out from under the roof at dusk and coming back just before dawn.

Some sounds come from other animals. Twittering in a chimney may be chimney swifts, a kind of bird, and scratching in the attic or a wall may be rats, squirrels or raccoons.

The inspection confirms the animal first. Roof rats are covered by our rodent control, and we remove squirrels and raccoons as well.

Leave the droppings where they fall: the pile below a gap shows which one the colony uses. Then call us at (972) 573-9907.

Our bat exterminators cover Dallas, Collin, Tarrant and Denton counties: Dallas, Fort Worth and the suburbs between them. A house in Frisco or Grapevine gets the same inspection and the same exclusion as one in Dallas.

The work is residential: houses, townhomes and apartments people live in, never shops or offices.

Every town we cover is listed on our service areas page. For bat removal in Dallas or anywhere else in the four counties, call (972) 573-9907.

Questions About Bats

How much does it cost to get the bats out?

It is set at the inspection, once the gaps are counted. Bat pest control costs less for one gap at a gable vent than for gaps all along the soffit and soiled insulation to replace.

How long does it take?

Expect at least a week of one-way exits, or two in cool weather, then a visit to seal the gaps and clean the attic. From May 1 to August 15, the exits wait for the pups to fly.

Are bats dangerous to my kids or my dog?

Few bats carry rabies, but bats cause most human rabies deaths in the United States. Most bites come from picking up a sick or dying bat, so keep children and pets away from any bat on the floor or the ground. A bite can go unnoticed: if a bat was in a room where someone slept, talk to a doctor. The droppings can carry a fungus that causes histoplasmosis, a flu-like lung illness, which is why our technician wears a respirator to clear them.

Can I seal the gaps myself, or do I need an exterminator?

Sealing the gaps with bats still inside shuts them in. They have to leave first, through one-way exits put up outside the pup season, and every gap down to 3/8 inch has to be found, often from a ladder. Professional bat removal comes down to that search and that timing.

What if it rains?

Rain moves the roof work. The exits and the sealing go on the outside of the house, so a storm pushes that visit to a dry day. The attic part of the inspection can go ahead in the rain.

What should I do before the visit?

Clear the way to the attic hatch or the pull-down stairs, and move anything stored right under them. If you can, watch the house one evening as it gets dark and note where the bats come out.

Bats fly out at dusk. We seal the way back in.
